
The Hamptons’ post-Labor Day lull is a welcome reprieve. You have probably felt a wave of calm wash over the Hamptons. The August adrenaline has waned, traffic has decongested, and no more galas on the calendar. After the share house down the road hosts their final pool party and the influencer invasion vanishes, the Hamptons resets to a quiet(er) coastal community.
For longtime Hamptons local and real estate agent Alfredo Barreto, September is the best (and surprisingly busy) month in the Hamptons. After Labor Day, I met up with Alfredo to see why fall in the Hamptons is so special.
It’s been a long summer. Does life slow down for you in the Fall?
Fall is actually one of our busiest seasons—it’s the second real selling season in the Hamptons calendar. September 2nd, I had five showings in a single day. Buyers this time of year are usually more serious; they’ve spent the summer in the market or in a rental, so they know what they want.
What’s your favorite fall event you’re looking forward to?
Pumpkin Towns and apple picking are at the top of my list. If you have kids, fall is a dream—apple cider, donuts, hayrides. It’s busy enough that there’s great energy, but not overwhelming. It feels like the Hamptons, just with a crisp, happy fall vibe.
Where do you go for the last glimpse of summer?
The Beacon in Sag Harbor is hard to beat for sunsets. SiSi is another favorite, with its semi-open dining that makes summer linger just a little longer. Edgewater and Amalfi in Hampton Bays are fantastic too, and Amalfi—both great spots right on the water.
Favorite beach in the fall?
Long Beach in Sag Harbor is a favorite, and Meschutt Beach in Hampton Bays is another. I love the bay, and after Labor Day, you can bring your dog—so it’s a win for the whole family.
Great year-round rental?
50 Hubbard, Unit 27 is a gem. It’s affordable, convenient, has two tennis courts, and the pool even stays open into the fall. Plus, it’s super close to the Village. It really is the full package.
Best restaurant that stays open in the fall?
Pierre’s is a classic—you can’t go wrong there. And El Verano in Southampton is another favorite, really great food and a cozy atmosphere.
What’s your daughter’s favorite restaurant?
That’s an easy one—Cowfish. She loves the cornbread, and as a parent, it’s perfect because the food is excellent and there’s a huge lawn where the kids can run around. They even have a wooden ship as a playground, which is a big hit.
