My curiosity piqued when I saw the new, shovel-ready plans at 28 Pepperidge Lane in Amagansett. Included with this nearly two-acre property, are sophisticated and luxurious plans by the firm Resolution: 4 Architecture (RES4). New construction in the Hamptons isn’t easy—but what if your dream home could be architect-designed and delivered directly to you? What is the latest in prefab architecture in 2025?
To explore this intriguing approach further, Scott connected me directly with Robert Luntz, the co-founder of RES4. See our conversation on redefining luxury through modern modular design, its growing relevance in the Hamptons, and the future of high-end prefabrication.

RES4 has been a pioneer in modern prefab architecture. What inspired you to focus on this method of construction?
We’ve spent over two decades innovating ways to deliver exceptional, modern homes efficiently and affordably. Our modular methodology uniquely allows us to combine luxury, precision, and accessibility, transforming the landscape of high-end housing by delivering refined design to a broader market.
The Hamptons have a rich architectural history. How does RES4’s design philosophy complement and enhance this tradition?
The Hamptons boasts an incredible architectural legacy, particularly in the realm of modern design. RES4 thoughtfully complements and expands upon this tradition, embracing its core principles while infusing contemporary innovation to resonate with today’s discerning homeowner.
What are your clients saying about RES4’s style of Modern architecture?
Great question! Our clients frequently describe RES4 homes as “warm,” “livable,” and inviting, despite their distinctly modern aesthetic. They appreciate that our designs prioritize comfort and daily usability without sacrificing architectural sophistication—creating homes that feel like sanctuaries, not museums.
Can you share insights into the architectural plans you’ve developed for 28 Pepperidge Lane in Amagansett?

We are very excited about the plans at 28 Pepperidge Lane. The new house forms an edge and threshold to an amazing pool complex at the rear of the property, creating an oasis for private outdoor living.
Sustainability is a growing concern in luxury real estate. How does RES4 integrate eco-friendly practices into its designs?
Sustainability isn’t merely a trend for RES4; it’s foundational to our ethos. Our modular approach inherently embraces eco-consciousness, building homes in controlled environments to precisely manage material use and drastically reduce waste. Excess materials are recycled, significantly minimizing environmental impact. Furthermore, we emphasize robust insulation, one of the most critical elements in sustainable building, which ensures energy efficiency and long-term comfort.
Your ‘Modern Modular’ approach has garnered significant attention. How does this system cater to the bespoke needs of high-end clients in the Hamptons?
Our Modern Modular approach is essentially a flexible, adaptive design philosophy, allowing us to create fully customized, site-specific homes tailored precisely to each client’s unique requirements. This approach ensures predictability and affordability without compromising luxury or personal expression, a balance especially valuable in the upscale market of the Hamptons.
The ‘Artist Retreat’ in Water Mill is one of your notable projects. What was the vision behind this design, and how was it realized?
Very proud of this project! The Artist Retreat in Water Mill was designed to accommodate multi-generational living while nurturing artistic creativity. It elegantly replaced an older home, providing distinct yet connected living spaces for a mother and her daughter, with dedicated studio areas to inspire creative pursuits, harmonizing personal space with artistic functionality.
How does RES4 balance aesthetic appeal with functional living spaces, especially in vacation homes like those in the Hamptons?
Like all thoughtful architects, we begin by deeply understanding the site and the specific needs of our clients—the Architectural Program. Through close collaboration, we blend aesthetics and functionality, carefully considering the home’s location, purpose, and owner’s lifestyle, creating vacation residences that are both visually striking and comfortably livable.
Looking ahead, what trends do you foresee influencing luxury architectural design in the Hamptons?
We see a growing emphasis on “right-sizing” as a significant trend shaping luxury architectural design. Many clients approach us seeking thoughtfully scaled, modern homes tailored precisely to their lifestyle—a demand not adequately met by traditional Hamptons builders. This shift signals a clear desire for homes that prioritize quality, comfort, and contemporary aesthetics over sheer scale.
