Mark, I was told that the best way to get to know you is to ask you about your family. What brought you to the Hamptons, and what is so special about raising a family here?
I moved to the Hamptons from NYC full-time in 1999. After spending weekends…which turned into long weekends…in this beautiful place for years, when I got married and decided to raise a family, moving here full time was an easy choice. Being able to run on the beach in the morning, enjoy nature, and still have access to great restaurants and culture makes the Hamptons a wonderful place to live. My son is off to college in the fall to study Environmental Science, which is a testament to the impact living in such a special place can have.
With your background as a real estate attorney, how does that legal training give you an edge when negotiating or structuring a deal in the Hamptons?
After being on Cornell Law Review and working at two top NYC Law Firms, being detail-oriented is ingrained in my everyday life. Finding the right house is the first step in the process. Knowing how to navigate what comes next is what counts. I understand the nuances of contractual negotiations and am able to monitor and work on my client’s behalf to ensure that deals close fairly and expeditiously. I do not give up and will exhaust all possibilities to get a deal over the finish line!
You were ranked #4 in the Hamptons last year for individual sales volume. What’s been the key to maintaining that level of consistency and success over two decades?
I am a full-time resident and Hamptons broker. I think that maintaining a strong presence here, year-round, really makes a difference. I personally attend showings and listen to the goals of both buyers and sellers, which, in turn, leads to successful transactions. Having a professional, knowledgeable reputation is something I am very proud of. One of the most rewarding parts of brokering, for me, is getting to know my customers and serving their changing needs over the years. I have had many first-time Hamptons buyers turn into repeat customers as their families grow and their needs change.
You’re especially known for your expertise in Southampton Village. What makes that market unique, and what should buyers be paying attention to right now?
To me, Southampton Village is a microcosm of the Hamptons…beautiful shoreline, vibrant village and a real mix of classic traditional village homes to grand south of the highway estates. I think that the village is always a good investment and properties here hold their value in a changing economy. Whether a customer is looking for new construction with all the amenities, a meticulous historic renovation or a waterfront property…Southampton Village has something for every type of customer.
You’ve worked with both individual clients and developers. How do you tailor your approach depending on who you’re advising, and what are some common pitfalls you help them avoid?
I know I’ve said it before, but I cannot stress enough the importance of being present. Being present and really listening to the goals and needs of individual clients and developers is paramount. Having been in this market full time for over 20 years, I have knowledge about property values that might not initially be evident to a client or developer. Keeping up with changing zoning codes and evolving neighborhoods helps me to educate customers and make the most informed decision when investing in property.
Between a busy career and family life in Southampton, how do you stay grounded, and what do you love most about calling the East End home?
I will admit, I tease my wife for making us look at the sunset every night…but it is a wonderful reminder of how lucky I am to live in such a beautiful place. There are so many little moments in a day: catching the light across a farm field, hearing the birds on my daily run, seeing a customer in town and hearing about how they are enjoying their new home…these moments create the balance in my life.
I can’t end the interview without asking about your new $16.9M waterfront exclusive. What makes Meadow Lane so iconic? What’s your favorite thing about the 4.40-acre waterfront estate?
It’s a rare find on Meadow Lane. It’s a double lot over 300’ wide, so you have plenty of privacy and panoramic views. The newly built, modernist home has floor-to-ceiling windows and doors, providing abundant natural light. All of this plus a waterside pool is very rare on the bayfront.
