“I live in Southampton and manage two offices for Compass, covering from Sagaponack to Southampton (and surrounding areas),” he noted. “As a Senior Managing Director, my purpose is first and foremost, to be there for my agents and help guide them through their deals and overall business development, and to keep my offices running smoothly.”
When not in the office, De Sane likes to take time to appreciate the local scenery. “Having resided in the Hamptons for nearly thirty years, I have come to love so many of the beautiful beaches, great shops and restaurants and annual events,” he explained. “Sagg Main and Flying Point beaches, La Parmigiana/Schmidt’s/Citarella, as well as any local farmstand (I especially love the idea that they have been able to continue on despite changing times and property development).”
If “location” is the first rule in real estate, what is the second? Why?
JDS: Location first, value second.
The Hamptons market has the high-end luxury section with homes well over $7 million and the flip side with homes under $500,000, plus all of the great homes in between. Where are the buyers right now?
JDS: Buyers for the most part know what they are looking for in the Hamptons market, and as such, acquisitions across all sectors remain relatively active. Buyers seek value in this competitive market, especially given the adequate inventory. We have seen very strong activity in the 2.5 million and under market in recent months.
What is your forecast for the summer/fall real estate season in the Hamptons?
JDS: While I would avoid making any broad market predictions, it seems that the fall is off to a strong start as we have signed many new exclusives and have had a steady flow of properties move to contract signing and or close. Our market is one that perseveres, as there has always been opportunity for both buyers and sellers.
What are the emerging trends in architecture?
JDS: It seems the movement from traditional to the more contemporary barn traditional style has given way to a more classic contemporary style in recent years. My feeling is something done well, in any style, will be timeless.
How have buyers/sellers changed over the past two years?
JDS: I see buyers, despite knowing what they want and having the willingness to pay for it, seeking value.
When it comes to unique features and amenities, home in the Hamptons have it all. What are some of your favorites/amenities that really stand out?
JDS: Exceptional landscaping, libraries, and heated floors are some of the features that stand out to me – a lower level movie theater doesn’t hurt either.
Which towns/villages are the most sought-after right now?
JDS: With agents in locations throughout the Hamptons, I can tell you that all of our markets seem very strong at present.
What is so special about the Hamptons real estate market?
JDS: It’s very difficult to put into words what makes the Hamptons market so special. Maybe it’s the light, the smell of the sea, the spectacular homes – both old and new, the farms, landscapes and towns, the art and culture. For me, it’s a feeling – it’s home.
