Ten Deals in 45 Days: Mark Greenwald’s Hamptons Hot Streak

There is busy, and then there is Mark Greenwald busy. In just 45 days, Greenwald has managed what most agents might hope to accomplish over a year: 10 successful Hamptons real estate transactions. Six homes in contract, four more sold, totaling a staggering $64,830,000. For those counting: that averages out to $1.4 million per day—or about $60,000 per hour.

 

Mark doesn’t sell bubble gum; we’re talking about Hamptons homes and luxurious estates, each one representing a story, a legacy, and a client entrusting Mark with one of life’s biggest decisions. After the last 45 days, his tagline—LET MY PROFESSIONAL EXPERIENCE WORK FOR YOU—feels less like a slogan and more like mathematical proof.

 

Greenwald is known in the brokerage community for his sharp professionalism, clarity under pressure, and ability to thread deals together with efficiency. As a lawyer, Mark doesn’t lean on luck as a strategy: Mark relies on preparation, market knowledge, and a calm demeanor that inspires confidence. His recent success underscores not just volume, but the trust his clients place in him to deliver results at the highest level.

 

Beyond the numbers, what’s most telling is the pace. What do you attribute this streak of 10 transactions in 45 days to?

 

Good relationships, listening to the goals of buyers and sellers, and understanding the market on a granular level are key.  

 

How do you balance speed with thoroughness when the market is moving so quickly?

 

Having been a real estate attorney in a prior life and having brokered transactions in the Hamptons for over 20 years, I understand that making the deal is only the first step; moving the transaction forward to contract and closing requires diligence and expertise throughout this process.  Working here every day, knowing the value of a property when it hits the market, allows me to do the best for my clients.

 

Of the recent deals, was there one that stood out as especially challenging or rewarding?  

 

I truly treat each deal as the most important deal, these are important transactions for the principals involved.  I can also say that I do not give up…I will fight for a deal to its completion!

 
Beyond the end result, what do you think your clients value most about working with you?

 

I am very fortunate to have great clients and many repeat clients as well.  I think they do appreciate that they work directly with me. 

 

Do you view this run as a reflection of the current Hamptons market or your personal approach to real estate?

 

This is a combination of both. It was definitely a very busy summer and I do think that this fall will continue to be strong. 

 
How do you sustain this kind of pace without burning out?

 

Of course, we each need to find a balance to keep the right perspective, for me, it’s an appreciation of our natural surroundings, running, playing tennis, spending time with my children and family.  It also helps that I truly love what I do and have great support.

 

You still have some fantastic exclusive listings. What’s one that you are particularly excited about?

 

I represent a beautiful Meadow Lane bayfront property with expansive views, a double lot, over 300’ wide with a waterfront swimming pool.

Philanthropic women from the community are the driving force behind PYP The Hamptons. They identify and champion local non-profits that qualify for its annual collective grant. The grant pool for 2025 was $60,000. ⁠

When we founded Amber Waves Farm, our vision was to build something greater than ourselves—something that would outlive us. Our original idea, the “Amagansett Wheat Project,” grew out of a daydream to create a “pizza farm,” and our name, Amber Waves, pays homage to grain production—a line from the song “America the Beautiful”.
