What made this property stand out to buyers in such a competitive market?
There is absolutely nothing like it on the market. The buyers love the Hamptons and 393 Cooks is a picture-perfect example of the Hamptons.
Can you share any behind-the-scenes moments or challenges during the negotiation process?
This was never a simple process. Good things are worth the effort. It’s a conforming lot that presents unique challenges. But, where a developer might see difficulty, a buyer sees beauty. Lucky for these buyers!
How did you tailor your marketing approach to highlight this property’s iconic status?
As an agent, you love representing homes and properties that speak for themselves; there is no need for a gimmick. 393 Cooks speaks for itself. That said, our marketing team at Saunders took some of the best drone photographs I’ve ever seen, and they really paint that picture.
Were there any other factors that helped buyers see the value in this property?
Well, 165 Cooks Lane just came on the market at $125,000,000, so the value in the area is well understood. That never hurts.
What does this sale say about the current state of the luxury real estate market in the Hamptons?
Our market is strong north and south of the highway. North of the Highway is not an afterthought! Lots of factors have to come together for a deal, but this is the Hamptons and the allure is as strong as ever to be here.
