If you want to know how the Hamptons market is really doing, talk to someone who never stops moving. Less than halfway through 2025, Vince Horcasitas and the VH Team are already having a banner year. What’s clear is Vince isn’t weathering the market—he’s dominating it. If there’s a blueprint for real estate success in the Hamptons, Vince might be the one writing it.
I last sat down with Vince about a year ago, and Vince is still Vince—he’s still up early, still working the phone, still outpacing the competition. I met him again this spring at his Bridgehampton office at Saunders & Associates. The dogs were walked, the morning tennis match already won, and his phone was buzzing with back-to-back calls. His pace is relentless, but more importantly, it’s working. His name is on some of the most desirable listings in the Hamptons right now, and his deals keep setting the standard for how high-end real estate gets done out East.
In this interview, Vince shares what’s fueling his standout 2025, what makes Paramount Development Group so special, and why he had to default in a tennis tournament this year.
Vince, you and the team are having a really impressive year. What’s driving that momentum?
The work never stopped. I came into the year ready to move. I’ve got a great team, great clients, and I’m always looking for the next opportunity. Whether it’s on-market, off-market, or something that has to be built from the ground up—if there’s a deal to be made, I’ll find a way.
What keeps you driven year after year?
My background as an athlete definitely shapes my competitive drive and passion. I always say, you can’t win if you’re not fully committed—mentally and physically. Whether it’s real estate or tennis, you can’t perform at your best if you’re burned out or not taking care of yourself – there is a rhythm and action in my work that keeps me committed. I love it.
What kind of properties are moving right now?
New is driving the pecking order. Still, if a property is priced right and delivers the kind of lifestyle buyers are looking for—pool, light, privacy, location—it’s going to get attention. As always, location has a major impact on value.
You’ve been representing some incredible new construction lately—tell me about your work with Paramount Development Group.
Firstly, the attention to detail is next-level—the finishes, the layouts, the craftsmanship—it’s everything buyers are looking for in new construction. Really, though, it’s also the behind-the-scenes team that is so valuable with new construction – their estimator team, especially. There are so many moving parts; having the full team’s support behind all of Paramount’s projects is critical.
Any standout sales from this year so far?
Yeah, how long you got? (laughs) Seriously, though, ask me about what listings we have right now! That’s what drives me – that’s what I’m focused on.
You seem busier than ever. Are you doing anything differently in 2025?
The VH Team is so valuable, allowing me to extend my attention and reach. Personally, though, it continues to be discipline. I wake up early, play tennis, walk the dogs, and map out the day before the phones really start going. That structure helps me stay sharp.
How are clients navigating this year’s market?
My clients are smart and selective, focused on lifestyle and long-term value. What’s great about real estate is that it’s never the same!
What’s new with Tennis? I heard you got back on the court?
The first tourney was okay; I lost in the semi-finals. But, and you can quote me on this, I had a 50-million buyer coming in Sunday at 7 a.m., and they scheduled a game at 2 p.m., but my flight out was at 5 p.m. So, I played one set and had to default the others—we’ll see if the buyer is serious to know if that was worth it.
