This winter, while most of us on the East End were hunkered down during historic snowfall, Rod Cummings was doing what he does best: selling luxury real estate. Not even a cumulative 50” of snowfall could derail the deal at 13 Beach Lane in Quogue Village, now in contract and last listed at $6,500,000.
Successful sales in the Hamptons are always notable, but a sale (and bidding war) that materializes fast, in less than a month on the market, in February, under the weight of historic snowfall across the East End – that’s newsworthy.
According to the National Weather Service, Quogue received approximately 23” of snow in late January, followed by another historic blizzard that dropped another 25” in late February. With a month-long cold front separating the two, the snow didn’t have much of a chance to melt. Combined, that’s a staggering 50” of snowfall.
After coming on the market on February 2, 13 Beach Lane went into contract on February 26, 2026—less than a month, during the most inconvenient month to sell anything that isn’t a snowblower. That speed matters. It’s one thing to sell when the inventory is buzzing; It’s another to get traction when buyers are splitting time, the weather is limiting access, and the property must perform under a literal gray sky.
“At the end of the day, it comes down to supply and demand,” said Rod Cummings. “We continue to see very limited inventory in coveted areas when it comes to truly turnkey properties, while demand has remained remarkably strong quarter after quarter. This particular property came to market buried in snow, so buyers couldn’t fully experience what makes it special in person. That meant I had to present the home at its very best through comprehensive collateral—four-color print and digital brochures showing the property in peak season, detailed video walk-throughs, and extensive visual presentations of the indoor and outdoor features. The result was immediate engagement. Buyers were coming in by plane, train, and automobile—literally flying up from Florida for the day—which ultimately created the competitive bidding environment that drove the property into contract so quickly.”
More than impressive, the sale is a testament to the importance of working with a real estate agent who maintains a year-round presence on the East End. Winter deals tend to reward agents who can keep the machine moving: communication, scheduling, follow-ups, showing logistics, and quiet persistence. Agents like Rod Cummings.
There’s a certain mythology around Hamptons real estate—sunlit showings, hydrangeas, a buyer who “just fell in love.” Sometimes that’s true. But the market also has its unglamorous seasons, and winter has a way of revealing who’s built for the full calendar.
This sale is a clean example: the combination of a standout Quogue offering, correct positioning, and an agent who can execute when conditions are actively working against convenience.
This most recent sale comes on the heels of a red-hot 2025 for Rod Cummings, a top-producing agent for Saunders & Associates.

13 Beach Lane in Quogue Village
The appeal here isn’t just South of the Highway cachet. It’s the rare combination of village positioning and intentional design rather than generically “Hamptons traditional.”
Set south of Quogue Street and privately tucked behind hedgerows with a gated entry, the residence spans four levels, with 6 bedrooms and 5.5 baths on 0.84 acres. The Scandinavian-inspired architecture highlights clean lines, exposed beams, and dramatic ceiling heights—balanced with the warmth and texture buyers still want in a Hamptons retreat.
Inside, a double-sided fireplace anchors the main living areas, tying together the great room, living room, and a chef’s kitchen designed for real use (not just photos). The primary suite is substantial and laid out on a private wing: a sitting room/den with a fireplace, an office, a dressing room, and a spa-style bath.
The property delivers the full resort setup: heated saltwater Gunite pool, spa, pool bath, outdoor shower, and multiple patios for summer living. There’s also a bonus space above the two-car garage (with an EV charging station) that serves as a home office, wellness studio, or creative space without requiring a full renovation.
