When I saw Rod Cummings listed 112 Meeting House in Westhampton Beach two weeks ago, I was excited to write about the property and had already logged 758 words about the .69-acre property. I should have remembered that the exclusive listing agent was Rod Cummings. Rod sold a property this winter despite the combined 50’’ of snowfall, and it’s officially summer in the Hamptons now – so it’s no surprise that he put 112 Meeting House in contract faster than I could publish my article about it.
My original angle for what made the Westhampton Beach/Quiogue home such a standout: the privacy, the polish, the immediate usability, and the rare year-round enjoyment. But how Rod put this home under contract in 15 days is as impressive as the nearly $4M home.
“You gotta be quick, Dave,” Rod tells me, a slight smile audible over the phone.
Not to brag, but I’m a pretty fast writer (113 Words Per Minute, 98% Accuracy), but that wasn’t fast enough. I’ll forgive him for messing with my production schedule, and after taking a look at the property in preparation for my feature, I know how lucky the buyers are!
“It’s a tale as old as time. Success in real estate comes from: Product, Price, and Positioning.”
I love the alliteration, but more than just sounding good, it speaks to the strategy that has made Rod Cummings the #1 Agent in Westhampton Beach/Quogue and Top-20 Ranked Hamptons Agent in 2025 (RealTrends “The Thousand”).
“You have to understand exactly what you are selling—your real estate product is not just the house, but the location, the lifestyle, the investment, and what it can become for the buyer. Then you have to know the competition and price accordingly. Our positioning and timing were right for 112 Meeting House, June is when buyers are actively looking, and our marketing gave the property broad exposure.
The real difference was being able to tell buyers the complete story. There was room for a pool, so I did the research, secured allowable plans, and had renderings created. Buyers do not just want to hear about potential—they want to see how their Hamptons retreat can come together. Plans beat potential every time.”
That is the real story – the work that makes Rod among the top 1% of all agents nationwide can sometimes be overlooked, and when a home sells in just 15 days, it usually means that a lot of work was done to make it happen.
As for my next article, I’ll have to take Rod’s advice and act quickly – before a buyer beats me to the press! Luckily, Rod is happy to help this real estate writer,
“If you’re looking for your next good story, let’s talk about what is possible at my gorgeous exclusive land listing in Quogue.”
