We recently spoke with Darius about his real estate business.
How long have you been involved in Hamptons real estate? How did you get your start in the business, and how did previous experience prepare you for this work?
I got my real estate license in 2015 but have been involved in real estate for over 30 years. During a long tenure working for a prominent family I took care of their home in the Hamptons, NYC, and intermittently also managed 3 other homes in 3 other countries for them, serving as their agent-in-fact.
What sets you apart from other agents?
My diverse background is what sets me apart. I’ve served as an executive assistant for a major CEO, managing homes in East Hampton and on Park Avenue. I have extensive experience in property management, dealing with people, and have always been involved in real estate as well.
What changes have you seen in the market here?
As we all know, recently the Hamptons market has exploded; we’ve gone from having lots of inventory to a suddenly urgent market. What had been a luxury market where a home was often not a necessity, has quickly been transformed into a market where a home in the Hamptons is essential. Not long ago people regarded having a home here as a way to save their families’ lives. Now with Covid less of a threat to life I believe many of those families that came realize that living in the Hamptons is a healthy and happy alternative to their pre-pandemic communities and are keen to stay and raise their families here.
What’s your business like now?
With record low inventory there is still great demand and so often urgency to find a home…and so my clients and I need to be ready to move quickly and aggressively in order to win.
Which areas do you cover and which is/are most active now?
I see every hamlet as very active now. I have lived in Sag Harbor – particularly North Haven – since coming here in 1982. Sag Harbor is where my wife, Rita, & I have lived and raised our two sons until recently. Last summer we sold North Haven and bought a home near Cedar Point Park in East Hampton’s North West Woods – we love it! I have represented sales from Southampton to Montauk & just about everywhere in between – Water Mill, Bridgehampton, Sag Harbor, East Hampton, Amagansett, even Shelter Island & Hampton Bays. I started late as a Hamptons broker, but I’ve sold a lot of property and will be successful for you in any hamlet.
What do you think is an up and coming area on the East End?
East Hampton’s North West Woods is on fire now…but as a long term bet I think Riverhead, Flanders & Jamesport is an area on the North Fork that is up and coming.
What are your buyers looking for?
Many buyers are looking for something under $1 million or under $2 million that promises to have hidden features to exploit through innovative design and renovation.
What’s the best piece of advice you could give a buyer now? A seller?
For a buyer, have your financing worked out before you even start looking. If it’s the house you want and it’s priced well, move fast and come in aggressively. In this market you often can’t really negotiate; if it’s priced right it’s going to be a battle. If it’s the right house for you – you need to be organized and quick.
For a seller, if you price the home right it will draw a larger audience and drive the price up. You’ll have a better audience from the beginning. In the case of one home I recently put into contract – 105 people came to see it in 2 days, and I received 15 offers above the asking price.
What is the most personally satisfying part of your work?
Helping those who need me to advocate for them, those who without extra care might fail. Many people don’t really know what needs to be done to get their home sold & without leaving money on the table. And many buyers lose the home they want to buy because they didn’t have their ducks in a row. I am able to walk buyers and sellers through the steps they need to take to be successful, which to me is immensely gratifying.
What do you like to do in the Hamptons outside the office?
Spend time with my family. We love to travel to interesting places. Pre-covid we were avid skiers and hope to do that again. I also enjoy taking long walks with my wife and our dog. Fishing with my son. We all enjoy music, movies and love to cook – we’re homebodies.
Do you have a favorite restaurant? A favorite place to go?
The American Hotel, The Blend (the chef /owner Louis is terrific), Bostwick’s.
Community involvement – any charities or groups you’d like to mention that you support?
I’m a board member and co-treasurer of the East Hampton Food Pantry, and active in the East Hampton Lions Club.
