Summer 2024’s Surging Rental Market
Ed Gaetjens doesn’t mince words, “The Hamptons rental market is on fire right now. Some may have flirted with other destinations after the pandemic, but they’re back in the Hamptons.”
As a veteran Hamptons real estate agent, Nancy Mizrahi knows that the “summer in the Hamptons is an experience, with something for everyone. From beachfront bliss to secluded garden retreats, the variety is endless. But so is the demand. Decisive clients are rewarded by securing their sanctuary well before the Summer.”
“The 2024 Hamptons rental market is surging and shows no signs of slowing down,” says Nancy Mizrahi. “If you’ve rented in the Hamptons before, you know how amazing it is and why great properties are in such demand. You also likely know that it’s never too early to start working with an experienced agent, so everything is ready for you to relax in the Summer.”
Sarah Minardi is well-versed in the Hamptons rental market and agrees, “The early bird catches the worm, or in this case, the waterfront. We see a surge in listings and inquiries as soon as the calendar flips to February. By March, the most coveted properties are typically spoken for.”
Vince Horcasitas agrees, “The Hamptons rental market doesn’t sleep. While summer may seem distant, now is when the magic happens. Those who wait too long are often left compromising on their Hamptons experience.”
Over the years, Ed Bruehl has seen those who wait or go it alone to get disappointed. “It’s competitive at every price point, from an oceanfront oasis to a quaint Village cottage; there is steady demand—people who have been here want to come back, and people who haven’t are looking forward to their visit. What’s most important is that you start looking with a top local agent early and really learn and study the market so together you can identify the right property.”
The Hamptons is popular beyond just the Summer. “In the Hamptons, it’s more than just the summer. The rental demand is a four-season opportunity, including the charming holidays and time when it’s calmer and quieter,” adds Ed Bruehl.
Working with an experienced real estate agent will pay off big time, shares Sarah Doud. “Growing up in the Hamptons, my family rented their home every year, so I know the rental process from every side. Working with an experienced, Hamptons-based agent is really important because they can share invaluable advice—when to go, where to stay, and also what to do when you’re here in the Hamptons.”
Monthly-Rentals are In-Demand
In a recent appearance on the Happening in the Hamptons Podcast, Sarah Doud noted this summer’s trend toward shorter rental periods, with a rise in July and August in particular. Sarah Minardi also mentioned this trend, “August through Labor Day is the most popular timeframe, and I’m seeing homes that are available moving quickly at every price point.”
Brian Leicht and Patty Oakley of The Oakley-Leicht Team emphasize the personal touch to find their clients the right rental opportunities and amenities. Patty shares, “Renting in the Hamptons is not just a transaction; it’s about matching lifestyles with spaces. The Hamptons have so much to offer, and understanding our clients’ needs allows us to create those perfect summer matches.” Brian adds, “With the rise of remote work, we’ve seen a shift. Renters are looking for a Hamptons home well-equipped for work and, of course, play. Properties offering that seamless blend are in high demand.“
In anticipation of a busy Summer 2024 season, Saunders & Associates hopes to remind renters that NOW is the time to plan for the Summer.
“Summer is better in the Hamptons, and we’re excited to see all the new and familiar faces in Summer 2024,” says Steve Glick, SVP of Advertising and Marketing at Saunders. “As real estate agents, we know that those who act now get exactly what they’re looking for.
