
David Zazula is the only Hamptons broker who specializes in properties $2.5 million and under because, he says, “$2.5 million is a lot of money for a lot of people.” He also sells homes at higher prices as well. David loves representing his clients because of the joy that comes with great value and a great home. We recently spoke with him about his real estate business.
How long have you been involved in Hamptons real estate? And how did previous experience prepare you for this work? What sets you apart from other agents?
I’ve been a licensed real estate agent since 2004. That makes me an old timer in these parts. My previous experience was being a partner in a family run printing company. So, dealing with deadlines is kind of in my blood. Helping to run a business, looking at contracts, etc., prepared me for what I do now. I think what sets me apart is my ability to remain calm. In real estate, you cannot get flustered as an agent. The moment you do, it’s over. So, just keep calm. Eventually, everything usually works out.
What changes have you seen in the market here?
The biggest change I’ve seen is, obviously, technology. Beyond that, the increased rules and regulations both from the town and the state. But, I guess that’s progress. Anyway, a good agent should never be deterred. Just keep plugging along, and you will get to the finish line.
What’s your business like now? Sales? Rentals?
My business is. predominantly sales. I do not do as many rentals as I used to when I was trying to establish myself. Also, most of my business comes from referrals.
Which areas do you cover and which is/are most active now?
I can cover both East and Southampton, however, my main area of expertise is the Town of East Hampton, Wainscott to Montauk. I include Sagaponack and Bridgehampton as well, but very few can compete with me on my knowledge of East Hampton, if I do say so myself.
What do you think is an upcoming area in the Hamptons?
It’s still the Springs. Prices have risen dramatically since the pandemic, but it still has the best bang for the buck in East Hampton. Also, good value can be had in the Noyac area of Southampton.
What are your buyers looking for?
It used to be turnkey or on the water. Now, I explain to buyers, you have to have the vision to see what a property will be, not what it is. Otherwise, your chances of ownership are greatly decreased.
What’s the best piece of advice you could give a buyer now? A seller?
For a buyer, is buy now. Real estate is a great hedge against inflation. The rental income alone makes ownership compelling. For the seller, listen to your broker. We know what to do. It’s why you hired us: to sell.
What is the most personally satisfying part of your work?
When I navigate through the maze of town codes, negotiations, property discovery, and bring a sale to a successful conclusion in which the party I represent is happy. That’s a really satisfying part of the job.
What do you like to do in the Hamptons outside the office?
I’m an avid tennis player, and I do hot yoga to keep myself upright. That’s about all I have time for with a 16 year old son at home and Jake, my Cocker Spaniel.
Do you have a favorite restaurant? A favorite place to go?
I like Wolffer in Amagansett. They have good food and I can usually get a spot at the bar. Bostwick’s on the water in Springs is great, and the sunsets are just beautiful. Provisions Café in Sag Harbor, and Hampton Chutney, now in East Hampton, are two great lunch spots. The Beach Shack at Atlantic Beach is my favorite place to have lunch in the summer. Where else can you enjoy a lunch overlooking the ocean?
Community involvement – any charities or groups you’d like to mention that you support/are involved in?
Wounded Warrior Project. Additionally, in a small town, there are many ways to contribute that help people directly. I feel this is very important. We all have to support one another. We are one big community.
